Commercial IPM / Southern California
Pest programs built to survive an audit.
Most commercial pest programs do not fail at the treatment. They fail at the paperwork. Devices go unnumbered, findings go unrecorded, and the binder is thin the week the auditor shows up.
Raknid runs the program so the documentation stands on its own. Every device numbered and mapped. Every finding photographed and dated. Every corrective action written down and rechecked.

What we run
Four commercial programs. One standard of documentation.
Pick the one that matches your property. Each program is built around what your property actually gets inspected on, not a generic service ticket.
Looking for service at a single-family home instead? See the residential program.
A second look
This is what we find on properties that already have a pest company.
Both photos came off real inspections. Neither is stock. If your current program looks like this, the treatment is not the problem.
Two minutes / no email required
Would your pest binder survive an audit today?
Answer seven questions about your current program. You get a score and a list of the gaps an auditor is most likely to write up. Nothing is collected and nothing is sent anywhere.
Your result updates as you go.

Built around your auditor
We mirror the standard you are actually held to.
A program written for a Health Department inspection is not the same program that passes SQF. We scope the documentation to the body that audits you, so nothing has to be reconstructed the week before.

Not audited by anyone? The same documentation still protects you in a liability claim, a tenant complaint, or a sale.
Pricing
Scoped on a walkthrough, not a phone call.
Commercial IPM starts at a $150 per month minimum and scales with activity level, device count and what the property actually needs. Device count drives the program, not square footage alone.
How it works: we walk the property, photograph what we find, and send a written findings report with a scope and a price. If your current program is fine, you get that in writing too.
Terms are Net 30, invoiced monthly. ACH, check or credit card. Portfolio pricing available for multi-property accounts.
Who shows up
The person who sold you the program is the person servicing it.
Ricardo Ayala has spent thirteen years in structural pest control, running branches, building compliance programs and managing commercial portfolios across multiple property types.
Raknid is not a franchise and not a route. There is no district manager three counties away. You get a state-licensed Branch 2 Operator on your property, and the phone number on this page reaches him.

A walkthrough costs you nothing.
We inspect the property, photograph what we find, and send a written findings report. No obligation, and no pressure to switch if your current program holds up.
